All our tariffs on this web site do not include breakfast unless clearly stated otherwise. If by chance you find a cheaper room rate on a third party web site, it is because it has reduced facilities. Third party web sites charge 20% plus commission on the total booking price, so we keep our offering on these sites to a minimum in order to remain competitive. By booking direct, we will make sure you will have preferential treatment.
Our tariffs are often changing. Please check our online booking engine for the published rates on the days you would like to stay. Enter the days you are interested in, the type of room, the number of people and the booking engine will show you the available rates. Then, follow the instructions to complete the booking. If you have not used an online booking system before and you make a mistake or wish to change something just let us know. Our secure booking system is operated by our own staff and can easily be adjusted.
If you book through a third party system rather than directly through our web site and you wish to change the booking please change it through their system. We cannot change it on you behalf and they will still be looking for their 20% commission.

This room type has a double bed and an en-suite bathroom with a bath or shower. Most rooms have both a bath and shower.
This room is as above but with two single beds
If you book a single room it will have a single bed unless we are able to upgrade you to one with a double bed. Otherwise it has all the same en-suite facilities as our other rooms.
Double for single occupancy
If you book a double for single occupancy the room will have a double bed in it.
We have a number of family rooms and one family suite. The suite consists of a room with a double bed and en-suite bath and shower with a separate twin room attached. As there is only one suite, if you wish to book it, please contact the hotel directly by phone or email.

There is a forty-eight hour cancellation policy. We reserve the right to charge for the first nights stay if a booking is cancelled later than forty-eight hours prior to the time booked. This policy may vary if more than one room is booked or at certain times of year such as Hogmanay where a non-refundable deposit may be required.
If a booking is made via a third party internet booking engine please cancel via the same booking engine or the hotel remains liable for commission up to 20% and will have to charge you.
Credit card details will be required to confirm a booking. By giving the hotel the credit card details, you are authorizing the hotel to use it to cover the cost if there is a breach of the cancellation policy. It will also be used to pay for any costs occurring in the event of any damage to the hotel or if your bedroom or a bedroom booked by you is left in a state that the next guests is unable to use it on the following night. A charge will be made calculated in proportion to the room tariff until such time as we are able to reuse the room. This is in addition to the actual cost of the damage.
With reference to the above please do not smoke in nonsmoking rooms as the room will require airing until such time as the odour of smoke is completely undetectable. This is usually 48 hours which will be charged to the credit card used to secure the booking.
At certain times of year such as Hogmanay the hotel has different deals on and the above prices do not apply. See the appropriate page on the web site or inquire at reception.
We have some great rooms that are very popular with pet owners. Please book one of these directly with the hotel by phone or email if your are bringing a pet. There are some rooms that are guaranteed completely pet free for those with allergies etc. which we ask pet owners to respect, so no sneaking the hamster up the back stairs. Please do not book a room without informing us that you are bringing a pet as we may not be able to accommodate you.
The Annandale is a listed eighteenth coaching inn that has been altered and change over the centuries. Though this has contributed much to the building’s character and charm, it also means that there is very limited access for those with mobility problems. Not only are there steps up to the building there are many steps and changes of level within each floor. Having said that, the staff will endeavour to make your stay as trouble free and comfortable as possible.
